Main Responsibilities

As a Service Manager, you’ll report directly to the property manager at your home community, and your responsibilities will include:

• Manage, organize and oversee the general Maintenance of the interior and exterior of all community buildings.
• Diagnose and perform major, minor and routine maintenance/repair in a timely and professional manner.
• Coordinate timely completion of work tickets.
• Inspect vacated apartments and ensure the success of make-ready programs.
• Maintain inventory, shop appearance and proper care of equipment.
• Work comfortably and enthusiastically on a team while also remaining courteous and professional with all residents.
• Available for 24 hour, on-call rotation.

Additional Physical Responsibilities to include:

• Ability to lift 100+ pounds necessary for installation and removal of appliances.
• Maintain excellent physical condition and extensive mobility.
• Ability to operate all necessary hand tools to make repairs.
• Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repair.
• Ability to drive to and from job sites.
• Tolerance to all extremes of hot and cold weather, as may be necessary.

What You’ll Need to Succeed

• A high school diploma and a desire to think quickly on your feet.
• General apartment maintenance experience, to include appliance repair, plumbing and electrical knowledge, light carpentry and HVAC.
• HVAC training required
• CMAT preferred.
• Ability to work on tight deadlines with safety consciousness and flexibility.
• You must be legally able to work in the United States.
• A valid Driver’s License and reliable transportation.  
• Willingness to work Monday – Friday, with flexibility based upon the community’s hours.

As a Leasing and Marketing Representative, your responsibilities include:

• Following up with leads and converting them to tours and eventually leases – walking each and every prospective resident through the leasing funnel with step-by-step tools and information they’ll need to make their decision.
• Conducting tours of the community and engaging prospective residents in meaningful conversations about the lifestyle and experience they can expect. 
• Creating inspiring, informative and engaging social media content across multiple channels that aligns with our brand and propels our marketing strategy.
• Building brand awareness and loyalty by representing our company through face-to-face interactions with residents.
• Working two weekends a month to ensure our prospective residents’ needs are met.

What You’ll Need to Succeed

• You’re a social media savvy powerhouse who has a documented track record of creating compelling content across Instagram, Facebook and TikTok.
• College degree preferred, but an interest in Multifamily or Real Estate required.
• Outstanding verbal and written communications skills.
• You make a good first impression with professional appearance and poise.
• A knack for sales and leasing.

The Housekeeper is a crucial part of the service team and is responsible for keeping the exterior and common areas of the property clean on a daily basis. The Housekeeper also assists with ensuring residents have a sparkling space on move-in day. The Housekeeper plays a vital role in prospects’ first impressions along with resident satisfaction and retention as his/her work is seen daily in the common areas, hallways, and amenity areas throughout the community. The Housekeeper reports directly to the Maintenance Supervisor and works alongside the Service and Office Team on a daily basis.

About the Job

Are you looking to apply your passion for helping others and knack for organization to further your career? In the world of property management, each day is different as this role includes leasing, accounting, resident events, administrative tasks, and lots of “wow” customer service! 

The Assistant Property Manager is responsible for effectively computing, classifying and recording numerical data to keep financial records complete while assisting with the leasing, marketing and resident relations for the community. The Assistant Property Manager will perform any combination of routine calculating, posting and verifying duties to make payments to vendors, process resident rental payments and obtain primary financial data for use in maintaining property accounting records. This role is also crucial in managing lease transactions by typing leases, gathering applicant’s history and credit approvals and maintaining accurate monthly commission sheets on leases, renewals and delinquencies for bonus purposes.

This role works alongside and reports directly to the Property Manager at their apartment community, who has the primary authority to determine the exact “day-to-day” duties.

Education

• High school diploma required
• College degree preferred
• Certified Apartment Manager (CAM), Registered in Apartment Management (RAM) or Accredited Resident Manager (ARM) preferred
• Knowledge of OSHA laws and regulations
• Must be willing to achieve Fair Housing certification

Skill Set

• Friendly, caring and empathetic of resident concerns
• Demonstrates professionalism at all times and proudly takes ownership of their work 
• Self-Motivated and can work independently 
• Organized in following up with prospective residents
• Demonstrates ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action
• Competence in personal computer skills, keyboard, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications
